One of Chaffee County Fire Prevention Division's core responsibilities is plan review. These reviews arise during (1) a change of use e.g. from a residence to a restaurant, (2) rennovations without change of use, (3) new construction, (4) subdivision of lots. 

The applicable fire code is most often the 2021 International Fire Code, but that can differ. See the individual tabs for additional details. The County Clerk can provide you with the ordinance adopting the code (2023-02) as well as local amendments to the Fire Code.

Generally, the Fire Code applies to all new and existing structures other than 1-2 family dwellings, but again there are exceptions and you should review the individual tabs on the menu to explore the nuances. The following documents can help you move through the building and development process with greater ease and efficiency.
